Every premium hospitality category eventually attracts a franchise model. It almost always ruins the thing the franchise was meant to scale. The good operators don’t want their brand replaced. They want better suppliers, better peers, and a mark that means something to a sceptical guest.

That’s what we’re building. Quietly. By invitation. From inside an actually-operating house.

What it is

The TCA Approved Badge

A peer-reviewed credibility mark. Earned. Audited annually. Designed to mean something five years from now. So it can't be bought, only qualified into.

The Co-op

Shared supplier rates on the things that move the needle: linen, coffee, insurance, booking software, payment processing. The savings should cover the licence on their own.

The Network

Peer-only Slack. Operator-to-operator referrals when one house is full. Quarterly off-the-record calls. The kind of room you can't access by paying for a conference ticket.

What it deliberately isn’t

  • Not a franchise. You keep your own brand, your own pricing, your own house.
  • Not a revenue royalty. We don't get paid when you do better.
  • Not a tier table with a recommended middle option.
  • Not for first-time operators or aspiring founders.
  • Not a directory listing service.
  • Not open to anyone willing to pay.

Who we’re looking for

  • 01An operating coliving with at least 18 months of trading history.
  • 02A real founder presence. Somebody who lives in or near the house.
  • 03Premium positioning (rooms above market average for the region).
  • 04Genuine guest care, not just good photography.
  • 05A philosophy you can articulate without a marketing deck.

I’ve been asked four times in the last twelve months if Savi franchises. The honest answer is no. But the truer answer is: not like that. The operators I’ve met running premium houses don’t want their brand replaced. They want better suppliers, a room to talk shop with peers, and a badge that actually means something. So that’s what we’re building. Selectively. Quietly. From inside the house.
