There are more surf-camps, yoga retreats, and coliving experiments than any other 200-kilometre stretch in Europe. Almost none of them clear €100k of profit a year. Sharp concept narrowing. Sober, longevity, screenwriter, founder-house, post-divorce, choose one. Off-grid or near-off-grid energy. Founders who can host without being on stage. Real dinners. Real silence available somewhere on the property.

The 'we have a pool, ocean view, and yoga deck' deck. Pricing in the same band as a beach hotel. Marketing on Instagram only. Trying to operate year-round without a winter programme that fits the cold months.

I've reviewed more Algarve decks than any other market. The pattern is identical. The founder is in love with the property and has not decided who pays them. The ones who survive year three picked a niche so narrow most of their friends thought it was crazy.
