What actually works in Lisbon

Buildings with daylight on at least three sides, ceiling heights above 2.7m, and a clean structural grid. Concepts that filter for one specific resident type rather than the everyone-is-welcome trap. Founders who live in the house in year one. The good Lisbon projects all share one thing. The operator can tell you in one sentence who the place is not for.

What kills these projects

Long, dark internal corridors inherited from office floor plates. Plumbing centralised on one column (every new bathroom is a four-figure cost). Decks that model 95% occupancy at €2,400 in month one. And renovating before the positioning is locked.
