What actually works in Mallorca

Concentrated stays (4–10 nights) with a clear thematic frame. Real food. Real architecture. A founder who is either there or has a deputy who genuinely is. Off-Soller-axis properties that price below Soller-axis but operate above.

What kills these projects

Treating the property as a holiday home that pays for itself with retreats. The owner showing up only on switchover days. Underdesigned guest rooms paired with overspent communal areas.

Mallorca has the worst owner-discipline of any Iberian market. The properties are spectacular and the operating standards are amateur. The owners who treat it like an actual business. Staff, systems, screening. Clean up.
